How this calculator works. Leasing costs are your rent and outgoings, rising each year by the rates you enter (outgoings by 3%). Buying costs are the deposit, stamp duty and purchase costs upfront, then principal and interest repayments and owner’s costs (rising 3% a year). Net cost for buying is everything you paid less your equity (property value less the loan balance). Net cost for leasing is everything you paid less what the upfront cash could have earned instead. The comparison ignores tax, selling costs, GST and differences in yearly cash flow that could be invested.

Things to weigh up. Rent is fully tax-deductible. As an owner, interest, outgoings and depreciation are generally deductible, and capital gains tax may apply when you sell. Owning gives you security of tenure, but ties up capital you might need for trucks, equipment or working capital. The structure you buy in, such as a company, trust or SMSF, makes a big difference. Speak to your accountant.

Stamp duty. The calculator uses each state’s general transfer duty rates for commercial property for 2026–27, applied to the GST-inclusive price. It doesn’t include foreign purchaser surcharges, concessions or exemptions. Sources: Revenue NSW, SRO Victoria, QRO, RevenueWA, RevenueSA, SRO Tasmania, ACT Revenue Office and NT Treasury. Confirm the final amount with your conveyancer.
