Development Finance Feasibility Calculator

Enter your own project numbers to see the loan a construction lender could offer, the equity you’ll need, and your profit and return, with a full funding table.

1. The project

GRV is the total expected sale price of all units or lots, including GST.
2. Project costs (excluding GST)
CostTotal budgetAlready paid by you
“Already paid by you” counts as your equity, such as land you own outright or costs spent to date. Leave extra cash at 0 to see the minimum equity lenders would need.
3. Finance assumptions (you can change these)
Interest is usually capitalised: charged on the funds drawn, which build up as construction progresses, and added to the loan. “Average facility drawn” allows for that. Private construction lenders often lend up to 60–70% of NRV and 80–90% of total costs.

How this calculator works. Net realisation value (NRV) is the GRV less GST and agent commission (plus GST on the commission). Under the margin scheme, GST is one-eleventh of the difference between the GRV and the original site purchase price; if the site was bought as a taxable supply, the margin scheme may not be available. Total development costs (TDC) are all project costs plus contingency and finance costs. The indicative loan is the lowest of: the LVR limit on NRV, the loan-to-cost limit on TDC, and the costs not already covered by your equity. Finance costs are worked out on that loan, so the calculation repeats until the numbers settle. Interest is estimated on the average drawn balance over the construction and sales buffer period.

What it doesn’t cover. Presale requirements, staged or mezzanine funding, GST cash flow during construction, income tax, land tax, and lender-specific fees, valuations and conditions. Each lender assesses the project, builder, developer experience and exit plan differently. The numbers you enter aren’t saved or sent anywhere.
